1. Home Buyers Survey - often referred to as a 'RICS Home Buyers Report' or 'Level 2' survey - this is an inspection of the property identifying serious defects.

A valuation is usually carried out for the bank's benefit. It is not a detailed condition survey but simply estimates how much the property is worth in its current condition.
A condition report represents the buyers best interests - not the bank, not the estate agent and not the seller. It is a more detailed inspection letting you know what you're about to buy before you buy it.
